What are the stamp duty and registration charges in Tamil Nadu in 2026?
For a standard sale deed, stamp duty is 7% and the registration fee is 4% of the property value — a combined 11%. The value used is the higher of the sale agreement value or the government guideline value. Women buyers pay a reduced 3% registration fee on properties valued up to ₹10 lakh (effective 1 April 2025).
Is stamp duty calculated on the sale price or the guideline value?
On whichever is higher. If you buy at ₹50 lakh but the guideline value of the survey number is ₹55 lakh, duty is charged on ₹55 lakh. You can check guideline values free on the TNREGINET portal.
Are charges different in Chennai, Coimbatore or Madurai?
No. Stamp duty and registration rates are uniform across all districts of Tamil Nadu. Only the guideline values differ locality to locality.
What is the rate for a gift or settlement deed within the family?
Transfers in favour of close family members attract concessional rates — 1% stamp duty (capped at ₹25,000) and 1% registration fee (capped at ₹4,000). Confirm the current caps and eligible relations at your Sub-Registrar Office.
Can I claim tax benefit on stamp duty paid?
Yes. Stamp duty and registration charges on a residential property qualify for deduction up to ₹1.5 lakh under Section 80C (old tax regime), in the year of payment.
