What is guideline value in Tamil Nadu?▼
Guideline value (also called circle rate or ready reckoner rate) is the minimum property valuation set by the Tamil Nadu Registration Department. You cannot register any property below this rate — stamp duty and registration charges are calculated on the higher of the guideline value or your actual sale price.
How are stamp duty and registration charges calculated?▼
In Tamil Nadu, stamp duty is 7% and registration charge is 4% of the property value (whichever is higher — guideline value or sale price). Women buyers get a concession: 5% stamp duty instead of 7%. Total registration cost is 11% for men and 9% for women.
How often are guideline values revised?▼
The TN government revises guideline values periodically — major revisions happened in 2002, 2007, 2012, 2017, and 2024. The latest revision is effective from 01 July 2024.
Where can I check the exact guideline value for my street?▼
Visit the official TNREGINET portal at tnreginet.gov.in/portal/. Select your district, sub-registrar office, village, and street name to get the exact rate per sq.ft. Keep your survey number handy.
Is the guideline value the same as market value?▼
No. Guideline value is the government-set minimum for registration purposes. Actual market prices are typically 20–50% higher in urban areas. The guideline value serves as a baseline — you can register at a higher value, but never lower.
Do guideline values differ for residential and commercial property?▼
Yes. Commercial property guideline values are typically 1.5 to 2 times higher than residential rates in the same area. Agricultural land is quoted per acre instead of per sq.ft.
